Commissioner,
In reference to the upcoming county
commissioners' hearing on June 24th
that will consider the rezoning of the
proposed Wal‑Mart building site, I am opposed to allowing Wal‑Mart
to build south of Baptist Road for the following reason(s):

 | The traffic on Baptist Road is already too
congested. Traffic delays getting on and off I-25 often dangerously place
waiting cars out onto the freeway. Delays of 20 minutes or more are common. |
 | We are concerned about pollution, trash,
and runoff from the proposed Wal-Mart site. The proposed containment pond
for runoff has not been satisfactorily designed, nor has the pollution from
the proposed gas station been addressed. Wal-Mart has recently been cited
for pollution, and I don't wish to see a repeat of this in Monument. |
 | Placing Wal-Mart south of Baptist Road
creates a serious safety and security problem. Wal‑Marts typically
have 1 to 3 incidents each day that require emergency service response.
Because the proposed Baptist Road location is outside Monument town limits,
the Monument Police Department would not service it. If a Wal-Mart were
built south of Baptist Road, it would instead have to be serviced by the El
Paso County Sheriff. The sheriff's office is already stretched too thin. It
frequently takes the deputies one to two hours to respond to a call. |
 | If Wal-Mart builds south of Baptist Road,
our property values would go down substantially. Real estate agents have
already checked on this issue. Placement of a Wal-Mart south of Baptist Road
will be an eyesore with a huge fortress-like wall and parking lot lights on
24 hours a day. Furthermore, the proposed building site is not currently
zoned for a huge Wal-Mart project. Please leave that area as is with its
present zoning restrictions. |
